We need the address, a rough sense of the condition, whether anyone is living there, and what you're trying to accomplish. That is genuinely it — you do not need a repair estimate, a survey, or a tidy house.
If the property is in an estate, has a tenant, or has a lien against it, tell us early. None of those stop a sale, but they change the timeline and we would rather plan around them than discover them during title work.
We then look at it in person, usually within a day or two. If you live out of state, a short video walkthrough on your phone is plenty.

South Carolina is an attorney-closing state, so a licensed closing attorney runs the title search, prepares the deed, and disburses funds from their trust account. That protects you as much as it protects us.
A clean title typically closes in 10 to 21 days. Probate, an old judgment, or a missing signature can add time, and we will tell you as soon as the search turns something up.
If you need longer — to find your next place, to finish a school year, to line up a move — you set the date. Some of our sellers close in ten days and some close in ninety.
