Do I have to make any repairs before you buy?

What if there are tenants living in the house?

A listing usually produces a higher sale price and a longer, less certain process: repairs, cleaning, showings, appraisals, inspection negotiations, and roughly 5 to 6 percent in commissions, plus however many months it takes. A cash sale trades some of that top-line price for speed, certainty, and zero work on your part. If your house is in good shape and you can wait, listing is often the better financial choice, and we will say so.

I inherited a house. Can I still sell it?

Usually yes, but it depends on where the estate stands. If probate is complete and the deed is in your name, it is a normal sale. If probate is still open, the personal representative typically has authority to sell, sometimes with a court order. We have closed several Upstate estate sales and can work directly with the estate's attorney. If several heirs are involved, everyone on the deed signs — we will help sort out who that is.

I'm behind on payments. Is it too late?

Not necessarily. As long as the foreclosure sale has not happened, there is usually room to sell and pay off the lender. Timing matters, so call sooner rather than later and tell us the date on any notice you have received. We will pull a payoff and be honest with you about whether a sale can beat the deadline — and if it cannot, we will say that too.

Is my house too small, too rural, or too rough?

Probably not. We buy mill houses, 1960s ranches, mobile homes on land, houses with fire or water damage, and properties out past Gray Court and Six Mile that retail buyers overlook. The only properties we generally pass on are those where the numbers simply do not work, and we will tell you that quickly rather than string you along.

Who actually shows up, and what happens at closing?
